Deed restrictions are becoming increasingly common yet are still fairly uncommon. Deed
restrictions vary, as do the parties involved. In all cases however, the Seller would
want evidence that anyone making an offer qualifies. Otherwise they could end up
taking their property off the market for someone who could not buy it anyway.

I have never heard of anyone getting around a deed restriction, but I expect that if
they did, both the County and the Home Owners Association could get involved.
