In 2006 Amenta & Co. authored a land design, development budget and marketing strategy for a 300,000m2 second home residential community in Punta Cana.  The objective was to seek development financing for the landowner.  Las Palmas is located on an inland parcel with convenient access to the airport but without ocean frontage and public water and sanitation utilities.  These constraints limit tourist appeal to the upscale market and residential density, dependent on the provision of on-site sewage treatment and wells.

The Dominican Republic is experiencing rapid economic

 

growth and the public investment in roads and rural electrical distribution. This will reduce travel time from Santa Domingo to Punta Cana from 4.5 hours to 1 hour attracting many urban dwellers to this leisure region.  After a review of demographic and tourism data Amenta & Co. concluded that the development should be targeted to middle class Dominican Republic residents and American Spanish speaking citizens, principally from South Florida.

The land plan designates a small grocery anchored shopping center as a convenience to the residential buyer, speeding residential sales and capitalizing on local traffic.
