THEODORE M. AMENTA
Principal, Amenta & Co.

Mr. Amenta is a development advisor and innovator of numerous mixed-use projects in urban and resort environments in the US, Caribbean, Asia and Europe.  For 40 years, he has advised on real estate developments that achieve and sustain aesthetic, social and financial success. 

Several are widely emulated and altered the thinking of mixed-use development.  Amenta & Co. provides programs, development economics and design / development management, often collaborating with many of the world’s most distinguished architects.

Amenta & Co. - In 1986 he formed Amenta & Co. to serve as a partner in central Connecticut development, including the 1.0 million square foot, 86 - acre Somerset Square in Glastonbury and the 350,000 square foot office, hotel complex, Goodwin Square in Hartford.  During this period, Mr. Amenta continued providing advisory services to other clients including Beacon Capital Partners, Fidelity Real Estate, Barklay’s Bank, Banco Popular, H.H. the Aga Kahn, Palace Hotel, Madrid, Amelia Island Plantation, FL and Samsung, Seoul Korea and more recently several eastern European developers in Russia and Ukraine. 

A&Co. - In 2002 Mr. Amenta formed an affiliate, A&Co., to develop the first lifestyle in New York City.  Atlas Park opened in 2006 with 400,000 square feet of shopping retail and office, the first phase of a 1.0 million square foot development (www.theshopsatatlaspark.com).  Mr. Amenta recently sold his interest in A&Co. to the others.

Halcyon Ltd. - In 1975 Mr. Amenta co-founded Halcyon Ltd and was the creative director.  Halcyon was acknowledged for many mixed-use prototypes including The Market at CitiCorp Center, Church Street Market, Orlando, and the Dade County Complex, Miami.  Halcyon employed 85 professionals with offices in San Francisco, Miami, Washington D.C and Hartford, when absorbed by Ernst & Young, in 1986.

In 1970 Mr. Amenta established his own architectural practice designing resort residences in the US and Europe.  His professional associations have included AIA, ICSC, IAAPA and WWPA.  His academic activities have included serving as an architectural critic at Yale University and the Rhode Island School of Design and guest lectures at Wharton School of Business, Baruch College and the University of Michigan.  Mr. Amenta interrupted his studies in 1964 to apprentice for an architect in southern Spain planning resorts and designing resort housing.  He was graduated from Pratt Institute with a BFA and B. Architecture in 1967.

Representative Projects

Seaman’s Palace Hotel, Odessa Ukraine – 2007, Amenta & Co. recently completed the pre-development feasibility analysis for the adaptive reuse of a Czarist palace overlooking the Odessa harbor as a luxury hotel and residential condominiums for Midland Company a Moscow based investment company.

Lenin Square, Dneipetrovosk, Ukraine – 2006 – 2007, Amenta & Co. is currently providing design and predevelopment feasibility for a 250,000 square foot shopping center for Mikhail Sokolov the owner of cinemas and shopping centers in Ukraine.

Goodwin Square Hotel, Hartford, CT – In 1991 Mr. Amenta was a partner and development director of Goodwin Square, a 350,000 square foot 35-story office and hotel development.  He retained Frank Fisher of Fisher Hotel Management of New York to provide pre-opening and management services and Richard Gigangack, SOM as the architect.

Palace Hotel, Madrid, Spain – In 1986 Mr. Amenta provided programming, concept, design/development management of the Galleria del Prado shopping center beneath the hotel for Jorge Robinet with DRAU, S.A.

Porto Cervo, Sardinia Italy – Between 1986 and 1992, Mr. Amenta provided programming, design and leasing direction for the Villagio Marina retail and restaurants, with Don Ohlsen, Sasaki Associates directly to HH the Aga Kahn and Enzo Sata.

Harbor Development, Palma Majorca  - 1990, provided competition design and concepts on behalf of MedResorts, Jorge Robinet and David Stein of the Stein Group, including marina, hotel, shopping and restaurants.

Paseo del ABC, Madrid, Spain – 1989, designed and programmed the adaptive reuse of the Diario ABC newspaper printing plant in the Salamanca district of Madrid for Jorge Robinet and DRAU, S.A. Tenants include Versace, Krizia, Ungaro and Luciaon Soprani.

Ohchi-cho, Shikoko, Japan – 1992, provided illustrative programming and development economics for a 1,000-acre beach, golf resort programming and economics on the Island of Shikoko, Japan

Hidaka Ski Resort Hidaka Japan – 1992 provided creative direction and development economics for a 4,500-acre ski resort on the Island of Hidaka, Japan

Costa Canaria de Veneguera, Grand Canaria, Spain – 1995, provided a financial analysis and resale-work-out strategy to Banco Popular for a failed 800-acre beach resort and condominium community.

Grand Harbor, Vero Beach, FL – 1985, provided programming and design direction to architects Robert A.M. Stern, Andres Duany/Elizabeth Plater-Zyberk and Rob Schwab on behalf of the owner-developer for this 1,000-acre resort and inter-coastal harbor marina-resort.

Sheraton Hotels - Between 1983 and 1985 Mr. Amenta consulted to Dick Barger, Senior VP, Sheraton Hotels now Chairman of Barger Companies and George Lang, a restaurateur, using food service and retail to reposition the St. Regis, Sheraton Center, and Americana hotels in New York City and the Sheraton Center in Washington D.C.

Arrowood Conference Center, Westchester NY – 1985, Mr. Amenta was retained by CitiCorp to provide development economics for a corporate conference center to be built for CitiCorp in-house needs.  Mr. Amenta collaborated with Dick Barger who was separately retained.

Colonial Williamsburg, VA – 1984, Mr. Amenta programmed and designed Merchants Square, the retail village along the extension of Governor Winthrop Street between Colonial Williamsburg and William and Mary College sponsored by a grant of the Ford Foundation.

Nantucket Village, MA – 1986, Walter Beinecke, a member of the Colonial Williamsburg board who was seeking to preserve the Village of Nantucket retained Mr. Amenta to provide creative direction, design and leasing direction for the Village, harbor and the White Elephant Hotel.

Amelia Island Plantation, FL – 1983 – 2002, Dick Cooper who had recently acquired the 2,000-acre resort recruited Mr. Amenta to advise Jack Healan, President of Amelia Island Plantation on the Inn, new hotel and shopping center.  

The Crescent, Dallas, TX – 1985, provided redirection and a financing / workout strategy for Caroline Hunt, Robert Zimmer and June Lykes, President of Rosewood Hotels to acquire the Crescent hotel /shopping center from her son the original developer, separating assets from the Hunt Trust.

Sarasota Quay, Sarasota, FL – 1984, Mr. Amenta provided development economics and marketing direction for this mixed-use, residential, retail, office and marina development, located next to the Sarasota Hyatt hotel.

Stratton Mountain Village, Stratton, VT – 1983, Mr. Amenta provided programming and design then directed the leasing and development of the Stratton Mountain Village and Inn and shopping Village. 

Costa del Sol, Spain – 1964, Mr. Amenta designed second homes for the British and a 600-hectar, resort plan along the Costa del Sol while living in Mijas-Malaga, Spain, apprenticing with the architect Aubry David.
